The national roofing-cost guides quote $9,000 to $30,000 and stop there. The $21,000 spread is wide enough to be useless. This guide narrows the band by state, by season, and by the four levers that actually move the number. The cost tables refresh quarterly with a visible date stamp. Last updated May 26, 2026.
The 30-second version
A new asphalt-shingle roof on a 1,800 to 2,200 square foot single-story home in the Texas-Louisiana-Mississippi-Alabama corridor costs $9,000 to $18,000 in May 2026. The middle of that band, around $12,000 to $14,000, is the price for a manufacturer-certified install of a mid-tier architectural shingle (GAF Timberline HDZ, CertainTeed Landmark, Owens Corning Duration) with one tear-off layer and minimal decking replacement. Standing-seam metal adds 80 to 120 percent. Class 4 impact-resistant shingles add $1,500 to $2,500. Florida hurricane-code requirements add $2,000 to $4,000. Steep or multi-story roofs add equipment cost.
The methodology: how we build the cost bands
We do not run a calculator. We assemble the bands from four documented sources, refreshed quarterly:
- Wholesale material cost. GAF, CertainTeed, IKO, Malarkey, and Owens Corning publish wholesale price changes through their distributor networks. We track the most recent published change date and the percentage adjustment.
- Local labor rate. RCAT-licensed contractor labor in central Texas, CIB-registered labor in Oklahoma, and ACLB-registered labor in Arkansas command different rates based on supply. We sample bid-line pricing from credible operators in each tier-1 market we cover.
- Decking replacement contingency. OSB at $30 to $35 per sheet in May 2026. Most asphalt roofs need 5 to 15 percent of decking sheets replaced once the tear-off exposes the deck.
- Tear-off + disposal. $0.40 to $0.75 per square foot in markets with active dump fees. Two-layer tear-offs cost roughly twice the single-layer rate.
The bands below assume one tear-off layer, ~10 percent decking replacement, and a manufacturer-certified install. Pricing for alternative scenarios is noted per state.
The four cost levers that move the number
Four decisions explain almost all of the spread between a $10,000 bid and a $16,000 one on the same house. Here is what each one adds. The detail is underneath.
Tear-off layers
+$880–$1,320Going from one layer to two adds ~$0.40–$0.60 per sq ft in labor and disposal. On a 22-square roof, that's the whole swing.
Decking replacement

- Number of tear-off layers. Going from one layer to two adds roughly $0.40 to $0.60 per square foot in labor and disposal. On a 22-square (2,200 sq ft) roof, that is $880 to $1,320. Going from two to three (rare, but legal in some jurisdictions pre-1990s code) adds the same again.
- Decking replacement. OSB at $30-$35 per sheet, plus $25-$45 per sheet in labor (the bid usually quotes $45-$75 all-in). A roof needing 30 percent decking replacement costs $800-$1,200 more than one needing 5 percent.
- Pitch. Anything over 8/12 (about 33 degrees) adds a steep-roof labor premium of 10-30 percent. Walking surfaces versus harness-required surfaces is the inflection. A 12/12 (45 degrees) often requires lifting equipment that itself costs $400-$800 per day.
- Warranty tier. A GAF Master Elite Golden Pledge install runs 15-25 percent above a non-certified contractor's bid on the same materials, because Golden Pledge requires the contractor to maintain the certification (annual fees, training, audited project history). The 15-25 percent buys a 25-year non-prorated workmanship warranty backed by the manufacturer, not the contractor's LLC.
Why prices moved in 2026
The 5 to 8 percent shingle-wholesale hike on April 15, 2026 was the second in 18 months for GAF, CertainTeed, and Atlas. Atlas attributed theirs to raw-material costs (asphalt and fiberglass mat). GAF and CertainTeed cited "rising costs across the supply chain" without specifying. Owens Corning held pricing through the April cycle but raised in Q1 2026 (January) by 4 percent.
OSB roof decking is the other large mover. The May 2025 average price per 7/16" 4x8 sheet was approximately $26. The May 2026 price is approximately $32 in the Gulf South and central Texas, a 23 percent increase. Mill closures and reduced housing-start demand have tightened supply.
Labor has tightened in markets with active 2024-2025 storm work (Granbury, Sulphur Springs, Tyler, Lake Charles, Hattiesburg). Crews are booked 4-8 weeks out on the legitimate side of the market. All bands below assume a 2,000 sq ft single-story home, single-layer tear-off, ~10 percent decking replacement, mid-tier architectural shingle from a major manufacturer, manufacturer-certified contractor. All-in pricing including tear-off, disposal, materials, labor, and cleanup. Excludes city permit fees ($75-$350 depending on jurisdiction) and any HOA architectural review.
Texas

Texas has no state roofer license. RCAT (Roofing Contractors Association of Texas) is the voluntary credential roughly 300 of the state's thousands of roofers hold. A RCAT-licensed bid runs at the upper end of the band; non-RCAT bids vary widely and carry more contract risk. Texas Insurance Code §707 prohibits contractors from absorbing your deductible. Any bid that promises to do so is unlawful and an automatic disqualifier.

Oklahoma requires CIB Roofing Contractor Registration ($500,000+ GL, workers' comp). Effective July 1, 2026, residential roofing additionally requires a Residential Roofing Endorsement (HB 1628). Verify both at verifyroofing.cib.ok.gov before signing. Post-endorsement, expect upward pricing pressure as the contractor pool tightens.
Arkansas

Louisiana State Licensing Board for Contractors regulates roofing work over $7,500. The Louisiana Fortify Homes Grant Program offers up to $10,000 toward FORTIFIED Roof re-roofing for owner-occupants meeting income criteria. Check lafortifyhomes.org for current funding. Worth pursuing if eligible: it changes the math substantially.

Mississippi State Board of Contractors regulates work over $50,000 (residential) or $50,000 cumulative annual (commercial). The Mississippi Wind Underwriting Association (MWUA) writes wind coverage in the six coastal counties (Hancock, Harrison, Jackson, Pearl River, Stone, George) and publishes a FORTIFIED-tier credit schedule worth 20 to 30 percent of the windstorm premium.

Alabama Home Builders Licensure Board regulates residential roofing over $10,000. Alabama Department of Insurance publishes a FORTIFIED insurance discount chart (35/45/55 percent for Roof/Silver/Gold on the wind portion of premium). The combination of state-funded Strengthen Alabama Homes grants ($10,000 toward FORTIFIED Roof, income-tested) and the published discount makes Alabama the most favorable state economics for the FORTIFIED upgrade.
Florida

Florida requires Certified or Registered Roofing Contractor licensure through DBPR. The state's High Velocity Hurricane Zone (HVHZ) counties (Miami-Dade and Broward) require product approval that adds material cost and installation specificity. The 25-percent rule (FBC 706.1.1) requires the entire roof be brought to current code when more than 25 percent of the roof is repaired or replaced. FL SB 2-A (2023) banned residential roof Assignment of Benefits; a contractor offering an AOB is operating outside current state law.
Hidden costs the bid sheet usually skips
- Decking replacement above contingency. Most bids include 3-5 sheets of OSB at no charge and quote $45-$75 per additional sheet. If your roof has been wet through previous leaks, you may need 20-40 sheets. A $1,500-$2,500 line item that appears mid-project.
- Pipe boots, vent flashing, attic ventilation. Should be in the bid but often isn't itemized. Replacing 4-6 pipe boots and 2-3 box vents runs $250-$450 at typical rates.
- Skylight replacement / re-flashing. If the skylight is older than the roof, it usually fails within 3-5 years of a re-roof anyway. Replace it during the job or budget $400-$1,200 per skylight to revisit later.
- Permit + permit close-out. $75-$350 depending on jurisdiction. Some contractors fold this into the bid; others line-item it. Either way, it should be pulled in the contractor's name, not yours.
- Engineering reports for HVHZ Florida or steep-slope. $300-$1,000 if your jurisdiction requires it before permit issuance.
- HOA architectural review. 30-90 day delay in some communities. Verify your HOA's color/style requirements before signing any contract. The cost is usually $0 but the time can push your install into hurricane season or hail season.
How to compare bids apples-to-apples
Three bids is the right count. Two leaves you no triangulation; four or more signals indecision and tightens best-and-final. Before you collect them, write down the spec sheet you want quoted:
- Specific shingle product line and manufacturer (e.g., "GAF Timberline HDZ" not "architectural shingle")
- Class 4 yes/no
- Manufacturer warranty tier (e.g., "Golden Pledge" or "SureStart Plus")
- Decking contingency rate per OSB sheet (e.g., "$55/sheet for first 10 sheets, $65/sheet after")
- Underlayment type (e.g., "GAF Tiger Paw synthetic" or "GAF FeltBuster")
- Ice-and-water shield coverage area (eaves + valleys + penetrations is typical)
- Pipe boot, vent flashing, and drip-edge specs
- Tear-off scope (one layer vs two)
- Cleanup scope (magnetic nail sweep, debris removal, gutter cleaning)
- Workmanship warranty (years, scope, transferable yes/no)
Hand the spec sheet to all three bidders. Compare line by line. A bid that comes in 30 percent under the others on the same spec is almost always either skipping a line item, sub-contracting to an uninsured crew, or pricing to win and then making margin back on change orders. A bid that comes in 30 percent over is either using a higher manufacturer-certification tier, building in more contingency, or padding. Both extremes deserve a follow-up phone call before you decide.
When to expect prices to move again
Asphalt shingles have historically moved on a roughly 12-18 month cycle, with manufacturer increases announced 30-90 days in advance. Our current expectations:
- Q3 2026 (July-September): high probability of an OSB price correction (+ or -) as the housing-start data clarifies.
- Q4 2026 (October-December): moderate probability of another shingle wholesale hike from at least one major manufacturer.
- Post-hurricane / post-major-hail event: regional labor rates spike 15-40 percent within 30 days of a major storm in the affected market. Plan accordingly if you are weighing a pre- versus post-storm replacement.
